BEFORE YOU MOVE IN

Tenancy set up fee (tenant`s share) for one tenant - £285.00 (£237.50 + vat)

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional tenant/person fee/s (if applicable) - £135.00 (£112.50 + vat)

Processing the application, associated paperwork and referencing for each person (over the age of 18) who wishes to rent/occupy the property. 

Guarantor fee - £114.00 (£95 + vat) per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Please note that none of the above fees are refundable in the event that a) the applicant/s do not proceed with the tenancy. b) If an application is declined by our referencing company, either with or without a guarantor. c) Unsatisfactory reference responses are obtained.

Additional pet deposit – Returnable additional Security deposit equivalent to 2 weeks rent.

In some cases an additional deposit may be requested to cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY

Change of Sharer - £342.00 (£285.00 + vat)

Covers one tenant reference fee and the drawing up/execution of a Deed of Assignment

Early termination fee - £240.00 (£200 + vat)

If you do not have a break clause and wish to terminate the tenancy agreement early and the landlord agrees, a fee is payable to cover administration costs which may include a Deed of Surrender.

Unpaid rent - Interest at 3% above base rate from date due and £30.00 per payment that remains unpaid for a period of 7 days after due date. Covers costs in relation to email/letter/phone follow ups.

Last minute cancellation of pre-arranged visits - £60.00 (£50.00 + vat)

Extension and renewal documentation (tenant`s share) - £73.50 (£61.25 + vat)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY

Inventory check-out fees

Our tenancy agreements provide for the landlord to pay for the initial inventory and check in with the tenant paying for the check out. These costs can vary subject to accommodation, furnished or unfurnished, term of tenancy and additional rooms. Approximate costs are as follows:

1 bed -unfurnished £90.00 + vat (Total 108.00)

2 bed -unfurnished £99.00 + vat (Total 119.00)

3 bed -unfurnished £108.00 + vat (Total 129.60)

4 bed -unfurnished £126.00 + vat (Total 151.20)

Furnished accommodation will incur a surcharge of between £10.00 + vat (Total £12.00) and 30.00 + vat (Total £36.00) Additional rooms (2nd receptions, en-suites, dining rooms, utility rooms etc) will be charged at £7.50 + vat (Total £9.00).

LANDLORD FEES

LETTING ONLY SERVICE - 12% of the first 6 months’ rent inc vat (10% + vat)

This service is subject to a minimum charge of £540.00 inc vat (£450.00 + vat) and full payment is due at the start of the Tenancy.

Includes:

  • Advise on current market conditions and preparation of the property for rental
  • Erect board outside of the property in accordance with Town and Country Planning Act 1990
  • Discuss non-resident tax status and HMRC (if relevant)
  • Provide guidance on compliance with statutory provisions and letting consents
  • Market the property and advertise on relevant portals
  • Carry out accompanied viewings (as appropriate)
  • Negotiate offers and take up references
  • Prepare and submit Tenancy Agreement (additional fee applies see below)
  • Collect and hold the dilapidations deposit as stakeholder in our client account
  • Register deposit as required (additional fee applies see below)
  • Provide tenant with method of rental payment
  • Receive and remit the first months rental
  • Deduct any pre-tenancy invoices.

 

RENT COLLECTION SERVICE - 12% of the rent inc vat (10% + vat)

Includes the LETTING SERVICE:

And:

  • Collect monthly rent and remit monies to landlord on a monthly basis less any fees or expenses due or incurred for the period
  • Providing monthly account statements for the property by electronic means
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any necessary payments to HMRC (if applicable) on behalf of a landlord to comply with the Non-Resident Landlord Scheme and file returns as required.

 

MANAGEMENT SERVICE - Ranges between 12% of the rent inc vat (10% + vat) and 16.8% of the rent inc vat (14% + vat)*

Includes the LETTING and RENT COLLECTION SERVICES

And:

  • Carry out two property visits annually
  • Arrange routine repairs and instruct approved contractors
  • Arrange payment of contractor invoices
  • Hold keys throughout the tenancy term
  • Advise all relevant utility providers of changes.

*Our Management fee is due for the term of the Tenancy including any renewals or extensions. Payment of this fee is paid monthly through rent funds collected.

 

ADDITIONAL OPTIONAL AND NON-OPTIONAL FEES AND CHARGES

Prepare and submit Tenancy Agreement (landlords share)£96.00 inc vat (£80.00 + vat)

  • Includes contract negotiation (amending and agreeing terms).

Deposit Registration Fee:£50.40 inc vat (£42.00 + vat)

  • Register landlord and tenant details and protect the security deposit with a Government-authorized Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Inventory 'Make and Check in' fees:Available upon request

  • Sliding scale. These costs can vary subject to accommodation, furnished or unfurnished, term of tenancy and additional rooms. Approximate example costs are as follows:
