Tenancy set up fee (tenant`s share) for one tenant - £285.00 (£237.50 + vat)
Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional tenant/person fee/s (if applicable) - £135.00 (£112.50 + vat)
Processing the application, associated paperwork and referencing for each person (over the age of 18) who wishes to rent/occupy the property.
Guarantor fee - £114.00 (£95 + vat) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
Please note that none of the above fees are refundable in the event that a) the applicant/s do not proceed with the tenancy. b) If an application is declined by our referencing company, either with or without a guarantor. c) Unsatisfactory reference responses are obtained.
Additional pet deposit – Returnable additional Security deposit equivalent to 2 weeks rent.
In some cases an additional deposit may be requested to cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.
Change of Sharer - £342.00 (£285.00 + vat)
Covers one tenant reference fee and the drawing up/execution of a Deed of Assignment
Early termination fee - £240.00 (£200 + vat)
If you do not have a break clause and wish to terminate the tenancy agreement early and the landlord agrees, a fee is payable to cover administration costs which may include a Deed of Surrender.
Unpaid rent - Interest at 3% above base rate from date due and £30.00 per payment that remains unpaid for a period of 7 days after due date. Covers costs in relation to email/letter/phone follow ups.
Last minute cancellation of pre-arranged visits - £60.00 (£50.00 + vat)
Extension and renewal documentation (tenant`s share) - £73.50 (£61.25 + vat)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Inventory check-out fees
Our tenancy agreements provide for the landlord to pay for the initial inventory and check in with the tenant paying for the check out. These costs can vary subject to accommodation, furnished or unfurnished, term of tenancy and additional rooms. Approximate costs are as follows:
1 bed -unfurnished £90.00 + vat (Total 108.00)
2 bed -unfurnished £99.00 + vat (Total 119.00)
3 bed -unfurnished £108.00 + vat (Total 129.60)
4 bed -unfurnished £126.00 + vat (Total 151.20)
Furnished accommodation will incur a surcharge of between £10.00 + vat (Total £12.00) and 30.00 + vat (Total £36.00) Additional rooms (2nd receptions, en-suites, dining rooms, utility rooms etc) will be charged at £7.50 + vat (Total £9.00).
