A bit about the specification:-
The heating system installed to the properties is a Geothermal Heat system. Geothermal energy is a renewable heat source which uses the heat of the earth to provide a constant low temperature and cost system to heat the home. With use of a Heat exchanger, which works in the same manner as a refrigerator, but in reverse, the heat is "exchanged" via the coolant in the pipes buried under the ground to provide heat which can be used to power the underfloor heating system. A Buffer tank has also been installed to bring the water up to safe usable temperatures for washing and hot water supply. This is a very efficient and low cost method of heating!
Under floor Heating Throughout & Smart Control
The system we install is a low heat wet system. It is more economical to run than a conventional radiator system, and is controlled separately in each room by means of a thermostat. The benefits are reduced on-going running costs, with no radiators in the room taking up space and affecting layout. The Average saving is 20% to 25%, on this size property!
Every area of the house or apartment will have its own heating zone, this zone will be controlled via a local touchscreen thermostat. These thermostats digitally display the rooms temperature & allow you to select the required temperature using the built in touch screen. From here you can also tell the system to hold the rooms current temperature, set a holiday period for the system, alter the 7 day heating program for each room and also lock the thermostat to prevent unwanted changes. The whole system can also be controlled remotely from an iPhone, iPad or PC/Mac connected to the internet. So from your phone at work or on holiday you can: turn the whole system off/on, alter individual room temperatures, set the holiday period, view individual room temperatures etc
Double Glazed Windows and Solid Doors
Windows and Doors are constructed of defect free engineered timber which is free of knots and are factory finished to a very high standard. This enables the manufacturer to give a 30 years guarantee against rot and decay on the window and a 10 year guarantee on the paint finish. Simply put, this means that the window will not need painting for over ten years in comparison to a traditional window which would need painting every 3 years.
The Double glazed units are filled with Argon gas, increasing its thermal efficiency
All door and windows are fitted with multi locking system and are therefore very secure.
The internal doors have a real Oak Veneer finish and a composite core. They are a heavy door and are very good at cutting down sound transmission. The look of the door speaks for itself. They are also less affected by moisture than a traditional solid timber door.
All of the tiles are personally chosen from the latest ranges by Porcelanosa and then carefully designed and fitted to give that Luxury feel. Floor tiling to Kitchen, Utility, Bathrooms, Cloakrooms, Ensuites and shower Rooms. Half height wall tiling in cloakrooms, bathrooms, ensuites and shower rooms with full height tiling inside showers.

The TV system is installed into every main room giving access to Sky+ HD, Freeview & DAB Radio services. All properties will be fed from a communal satellite system installed on the site. All you need is a Sky box with a viewing card in the rooms you desire the service.
The Audio system is installed into the Kitchen, Lounge, Master Bedroom & Master Bedroom Ensuite. Music can be sent to each area using an iPod Touch, iPad, iPhone or any Mac/PC running iTunes. Each room can receive the same audio source at different volumes or oppositely you can have a different audio source playing in each room. So you can listen to crystal clear internet radio in the kitchen while someone else plays their favourite song in the lounge for example. The system is based around the technology "AirPlay" which allows each room to receive audio from Airplay compatible sources such as Apple TV, Mobile Applications like BBC iPlayer Radio, YouTube etc.
Networking points are installed in every main room alongside the TV points & most rooms have a 2nd networking outlet along with a telephone point. All these network outlets run back to a data cab under the stairs. At this position you have a telephone outlet and a power socket allowing you to connect your broadband router. Your broadband router can then be patched into the data cab gigabit networking switch which will distribute your internet connection to all of your networking points. This allows you to easily connect your Smart TV, Sky+ Box, PS3 etc.
Low Energy Recessed Lighting to most Rooms
The lighting inside the properties has been carefully considered to make the most of the features of the building. Most of the lighting comprises of Flush Mounted LED spotlights. These lamps are energy saving and in comparison to traditional halogen lighting give a considerable saving on power consumption as well as omitting virtually any heat. However, not to lose the character of the building, we have also installed up lighting and feature lighting to illuminate the fantastic open rafter roof space and trusses.
The developer, Court Homes, believes that a home should be your pride and joy and therefore great care and attention to detail is the trademark. The subtle finishing touches which may be overlooked by most are given considerable attention. For example, as standard they install Brushed chrome electrical sockets and switches to the main entertaining rooms, Quality Ironmongery and hinges, Cornice and coving, Skirting and Architrave blocks around doors and Dulux Paint finishes.
A BIT ABOUT COURT HOMES, THE BUILDER:-
Court Homes is one of the most respected residential builders and developers in the county of Hertfordshire. The company was established in 1969 by Brian Hayhurst, a skilled carpenter turned chartered builder whose early career involved managing the house-building interests of ICI. In the thirty plus years that Court Homes has been in business, the company has maintained a steady building programme, adding almost 1,000 new homes to the local landscape and growing into a successful family business.
As a Fellow of the Chartered Institute of Building (FCIOB), Brian continues to run the business with as much care and attention to detail as ever. He is joined on the management team by his son Robin, a Member of the Chartered Institute of Building (MCIOB). By remaining local, Court Homes is very in tune with the history and culture of the region, and well positioned to produce individually designed buildings that sit in harmony with the existing architecture. As they take the company forward, they see the natural expansion of villages as their opportunity to make a mark in the community, creating employment facilities in the rural area, and quality homes for the growing market of 'downsizing' homeowners seeking prestigious, secure accommodation within a community of like-minded neighbours.
All "Court homes" are traditionally built and reflect passion for using traditional building methods and the best quality materials, to create exceptional homes that stand out from the rest.
