Over the past 12 months we have seen considerably more landlords shy away from managing their own property, preferring to distance themselves from several potential challenging tenancy issues. In some cases we have had landlords switch mid-term from ‘let/finders only’ over to our management service. There are naturally budgetary savings to those that favour our basic introductory service but once weighed up against the prospect of chasing rent arrears, negotiating schedule of dilapidations, lease surrenders and keeping up to date with the latest legislation, most landlords realise that the extra premium for a managed service may just be worth it for peace of mind.
Lettings Director Richard Selwyn comments ‘I always suggest to new landlords that they should perhaps spend a few hours in our office to get a feel for what actually does occur on a day by day basis and how it is handled. Property management is so much more than dealing with a few maintenance issues, registering the deposit, property inspections and various safety checks. Unless you are a ‘professional’ landlord and have had a lot of experience dealing with tenants directly, we would not recommend an ‘introduction only’ service. A lack of proper knowledge can prove to be very short sighted and costly.’
Putterills also offer a ‘rent collection only’ service which combines all the benefits included with let only with some from management. This suits those landlords that might for example, want to deal with all maintenance issues themselves.
